Real Estate Tip – Is There a Lien Against Your Title?

You may be surprised to learn that some homeowners who are trying to sell their home learn at the last moment that their title is encumbered by a lien. There are several types of liens; the most common are mechanic’s or contractor’s liens.

The lien (or debt) must be paid off in order to be cleared, and or the home to sell. So how do you clear the lien?

If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple “quitclaim” deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.

Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller.

Only an experienced real estate agent can provide solutions to resolve issues like this and conclude the sale.

The Gladys Blum Group is the most experienced group of agents in Salem Oregon so when you start the journey of selling your home, call 503-485-1900.

Is Real Estate for Love or Money?

As you’re reading this blog post, you’re going to realize what it really takes for a real estate agent to help you in today’s real estate market.

I wonder if you’ve noticed that for a while home buyers were not in love with the real estate they were buying.

Most people were only concerned about the price of a new home, and they made cold, calculated decisions about homes rather than emotional ones…which is OK, I guess.

If you’re like most peopled today, buying a home is more about loving it than about the price.

I asked you in a previous blog post to imagine your dream home. Did you imagine a price tag or did you see an actual picture in your imagination of the house you would be sleeping in?

For some people, buying a house based on price is the right decision to make. For others, their dream home is about love, not money.

Either way, speaking to an agent that will help you make that decision might be what you want to do.

How does an agent know whether you should buy based on love or money?

1. I understand the #’s so I know if you are overpaying

2. I can help you picture your ideal dream home (excluding price) and find it for you

3. I understand how to get you financing so that you can get either your dream home or a home for the right price!

This is why I love real estate. It’s not just about dreams, dollar signs, and paperwork. It’s about combining all those things to bring you a beautiful new home in your future!

Why do you love real estate? Is it the math, the dreams, or the combination?

What Is a Listing Presentation?

If you’re like most people thinking about selling your home, until you understand what a listing presentation is, you won’t know how to choose the best real estate agent in your area.

As a seller, you should expect your listing presentation to be an imaginative, informative, and engaging experience that helps you feel confident your home will sell for what you want.

What is a Listing Presentation?

As you’ll soon discover, the listing presentation is the first step most sellers take when they are looking for a real estate professional to market their home.

The agent giving the presentation should communicate:

1. What to expect from them

2. The marketing strategy that will be used

3. Pricing recommendations

4. Lots of questions so they best understand why you want to sell your home, and how to make it happen based on your time-line

5. An agreement to list with the agent

If you are talking to several companies, resist the temptation to go with the person who quotes you the highest price for your house.

It’s more important to find an agent who has a creative marketing plan and the persuasion skills that will convince buyers to make an offer!

Now that you understand what listing presentation is, why not schedule one with my team? You’ll find that we have everything you need to make the best decisions when selling your home.

The Easiest Way to Avoid Real Estate Confusion

If you’ve ever been confused by conflicting reports about the real estate industry, or got different real estate advice  from different people then you’re just like most of my clients.

Before they spoke to me they were not comfortable buying or selling their home because were not able to make a clear-minded decision amongst all the news/noise.

After they talked to me, however, they felt confident in their decision to buy or sell their home.

Why?

The experience of working with the Gladys Blum Group (or any qualified REALTOR) is like when somebody clears up a mystery for you.

When speaking with our team, you’ll be thinking “I can see that…that makes sense…that’s what I was thinking…it all makes sense now…I should have realize that!”

Clarity is what you’ll discover.

In my last post I said there was a way to avoid the confusion caused by real estate headlines. I was wrong. You can’t avoid them. But you can call someone who can create the clarity necessary to put your mind at ease.

Call 503-485-1900 to get your own mystery solved. It couldn’t be any easier!

Are These Headlines for Real??

You may or may not have noticed that there has been some news in the recent days about home sales being down around the country, specifically new home sales.

Other headlines are saying that home prices won’t bounce back for three years. Nobody in the real estate industry wakes up glad to see this news.

But what does it mean for you as a consumer? More specifically, how does news like this affect your thinking about buying or selling a home?

First of all, you probably see the headline and react. You don’t have a lot of time on your hands to analyze the numbers behind the headlines. That’s understandable.

Second, you might be confused because other reports say home sales are up. Could things have changed that quickly? If you’re like most people, you just get confused by the headlines.

Third, you might not be comfortable even consider selling or buying a home. Fear is the natural reaction of most people to negative headlines.

I wonder when you will realize that the headlines look a little different to a REALTOR. When you get overwhelmed, confused, and afraid, a REALTOR is organized, has clarity, and pushes forward.

We might not like this news, but because we are professionals, we take it for what it’s worth and adjust to best serve YOU.

If you don’t have to time analyze the real estate market, if you’re confused about the headlines, or if you’re afraid to even think about buying or selling a home, GREAT! That means you want help figuring it out.

Don’t ignore that feeling.

On my next post, I’ll reveal how working with the best real estate agent in Salem Oregon will help you avoid getting caught up in the headlines!
