Real Estate Tip – Is There a Lien Against Your Title?

You may be surprised to learn that some homeowners who are trying to sell their home learn at the last moment that their title is encumbered by a lien. There are several types of liens; the most common are mechanic’s or contractor’s liens.

The lien (or debt) must be paid off in order to be cleared, and or the home to sell. So how do you clear the lien?

If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple “quitclaim” deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.

Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller.

Only an experienced real estate agent can provide solutions to resolve issues like this and conclude the sale.

What Convinces You to Buy A Home?

If you’re like most of the home-buyers I’ve worked with in Salem, only you know what it will take to convince yourself to buy a new home.

I’ve had many clients tell me their reason for buying a home and it was something I never expected. Have you discovered your unique reason?

I could tell you to look at the market stats, the low prices, and the great homes available in Salem as evidence that you should buy a new home, but I won’t.

If you’ve only made decisions based on statistics and numbers, then you’re going to love how you feel when you ask yourself “what would convince me to buy a home?”

In all sincerity, when you create a clear picture in you mind of what would convince you to buy, then let’s talk about how to make that a reality. The more you clarify your own motivation, the more you’ll want to get out and look at homes.

Don’t rely on the great deals that are out there, rely on what only you can convince yourself of.

Call 503-485-1900 and I’ll help you discover how to fulfill your own convictions!
